1. Find the Buyers Today's Wichita home buyers are no longer searching the newspaper for a home or driving for hours looking for "For Sale" signs. Homebuyers are searching the internet and they want all the information, detailed descriptions and pictures they can get! Just having your home on 1 website or just listing it in the MLS is not enough exposure to get it Sold.
2. Contracts, Disclosures and Inspections are important! A contract is a legal document and completing it properly can save you thousands of dollars. Completing the proper disclosures for your Buyer protects your interests now and in the future. Ignoring the importance of city and county inspections as well as independent home inspections and lender requirements can kill a sale.
3. Preparing your house for Showings- Underprepared homes can be sales disasters. When you have a buyer coming into your home, you want their first impression to be positive so they can be emotionally attached to the home and they can imagine themselves there with their furniture. If you have all your personal photos all over the house (you've got your kids artwork on the refrigerator and the family photos over the fireplace), it's hard for them to see their family there; it's distracting. A lot of decisions are made even before the buyer gets to the front door. You need to make sure the outside appearance is spotless so that they look at it and think "this home has been taken care of" It's all these little images (the paint, the door mat, the lawn) that are hitting them all at once, and you're trying to make that emotional attachment with the Buyer and preserve your price! So tackle the honey-do list now and it will pay off later.
4. PRICING-Find out what your local market looks like Being realistic about your market is the key to a smooth sale. There is no substitute for a professional real estate representative when it comes to local market knowledge. Finding your Wichita homes value on a national website will not be accurate. Pricing your home correctly and making adjustments with the market is the key to your home selling instead of the competition.
